New versions of CPSE.4 and 6 issued

New versions of CPSE.4 and 6 have been released and are available for immediate use.
New versions of CPSE.4 and 6 have been issued.
Enquiry 9.1 of CPSE.4 (now version 3.2) deals with arrears on the assignment of the lease and has been amended to refer to sums that are due for payment but have not yet been demanded.
Two new enquiries have been added to CPSE.6 (now version 1.2):
  • Enquiry 18.5 requires evidence that the landlord has complied with the provisions of sections 33 to 41 of the Deregulation Act 2015. These provisions require the landlord to have given certain information to the tenant before a notice ending an assured shorthold tenancy under section 21 of the Housing Act 1988 can be served.
  • Enquiry 18.6 asks the Seller to confirm that the necessary checks were undertaken where the "right to rent" applied to the Tenancy. It also requires the Seller to provide copies of documents checked and evidence of when the checks were undertaken. These duties are required as a result of sections 20 to 37 of, and Schedule 3 to, the Immigration Act 2014.
