Split reversion - do both landlords need to enter into a surrender?

My client is a tenant farmer under an Agricultural Holdings Act (AHA 1986) tenancy. They are purchasing the freehold of their tenancy. However, a very small part of their tenancy was inadvertently sold to a third party during the lifetime of the tenancy. We therefore have a split reversion. It is a condition of the mortgage that my client purchases freehold vacant possession. Therefore I wish to surrender the tenancy on completion. We do not have time to involve the other freeholder in the process.

Does "the landlord" need to enter into the deed of surrender (meaning both freeholders) or can a tenancy of part be validly surrendered as between the freeholder of the relevant part and the tenant?
