Practical Law Property would like to invite you to a free seminar on the implications for repairs, service charges, covenants and rent review of the withdrawal of the air conditioning refrigerant gas R22.
Our speakers will include John Furber QC of Wilberforce Chambers, who specialises in commercial leases and issues related to property development.
R22 is a refrigerant gas that is widely used in air-conditioning systems. Use of R22 will be banned from January 2014 with very limited exceptions. Landlords and tenants must consider how they will adapt their air-conditioning systems and who will pay for the work. Will they:
- Replace the equipment completely, and install a new system using a different, permitted, gas?
- Convert the existing system to a different, permitted, gas, if that is possible and economically viable?
- Stop using the air-conditioning system once there is no suitable refrigerant to recharge it?
